Background
Fundamental to the development of Central Green is the creation of a sustainable, vibrant and socially conscious community.
Exploring the Development Site
Central Green is a semi-rectangular shaped subject property of around five hectare and approximately 884 metres of road frontage.
Previously three buildings were situated on the property, a brick veneer school building constructed in 1939, the gymnasium, and the Pettigrew House. The Pettigrew house was later relocated to a lot in the adjoining neighborhood.
The surrounding community land uses, as seen in the Central Green Neighbourhood Context , are:
- To the North: Commercial and high-rise residential uses
- To the West: Multi-family residential, commercial and single family heritage area uses
- To the South: Multi-family residential use
- To the East: Heritage school, single family residential, and commercial uses

Building a Sustainable Development
The City of Kelowna will not construct any of the buildings, but will mandate and guide the development of the land parcels . The property fall under the Central Green Comprehensive Development Zone- CD22. The zoning contains detailed design guidelines to ensure the desired design standards are met.
The City has planned for Central Green to be certified as a LEED Gold Neighbourhood Development . The guidelines, input, and advice provided by the City will aid developers in meeting this qualification.
Maintaining a Sustainable Environment
Central Green will maintain a sustainable environment by focusing on minimizing its impact on the surrounding environment. Key concepts to reach this goal include:
- Reducing vehicle dependency by:
- Creating a pedestrian friendly neighbourhood
- Providing Rapid Transit on site
- Advocating Vehicle Sharing programs
- Designing residences in such a way so as to minimize travel to amenities
- Creating a compact community through densification not sprawl
- Optimizing water use by:
- Monitoring consumption
- Re-using grey water
- Xeriscape landscaping
- Allowing for 40% of the development to be greenspace
